That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.

Shop at least three lenders before you commit to one. A seemingly small rate difference adds up to tens of thousands of dollars over the life of most home loans. Lender fees vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.

The inspection is where the marketing copy meets reality. Be there with the inspector and ask questions throughout. A good home inspector will walk you through what they are finding as they go, and those few hours will shape your understanding of the home for as long as you own it.

Budget enough to cover origination fees, title, escrow, prepaid taxes, and insurance without being caught short at the table. First-time buyers routinely underestimate this number. Ask your lender for a Loan Estimate as early in the process as possible.

For buyers with a real reason to be in a specific place for the foreseeable future, this market is workable, even if it is not cheap or easy. The homes that are priced correctly for current conditions are still moving. They are going to the buyers who treated the process like the major financial decision it is.

Buyers who take the time to prepare before they start looking tend to find that the market is more navigable than the headlines suggest. Before you commit to a direction, browsing homes for sale and market resources can sharpen your picture of what is actually available in your price range.
